FACTORS AFFECTING CONSTRUCTION OF GATED COMMUNITIES IN GREATER CAIRO REGION (A RISK MANAGEMENT ASSESSMENT)

Abstract :

 Project risk management is being widely discussed in nowadays, because of its importance and because it should be adapted to the daily planning of projects' construction, due to the uncertainty of the ever day issues and sudden events in this field. The paper is targeting the upper class residential compounds, it aims to identify and categorize the types of construction risks, to assess the level of these risks and consequently, to name the available approaches to avoid, reduce or mitigate them. The main methodologies utilized for data gathering in this research are literature review, interviews and questionnaires. Overall 24 questionnaires were made in 8 different construction projects, targeted representatives of owners, consultants and contractors. The discussed risks are classified in five main categories. These are: managerial, environmental, financial, time and quality. After gathering the survey data, analyses were made and results were induced that show the main risks that face the owner, consultant and contractor in the construction of residential compounds. Finally, recommendations to avoid, reduce or mitigate construction risks are pinpointed, followed by the study conclusion.
